    bend me over

    The water heater in the garage bit the dust last night. We caught it before the cracked tank could dump all 50 gallons Drained about 40 gallons with a hose. the rest was on the garage floor. We used the RV Shower last night. Plumber that we used to run gas pipes in the house when we bough it came out. He yanked out the POS Kenmore and installed a 50 gallon Bradford White water heater and changed the piping and venting. took about 3 hours...

    The bill $1700 but it's what the wife wanted and now she is happy so I am not miserable

    That sounds pretty steep for a water heater replacement, especially in an easy access area like a garage. Gas or electric?...not familiar with Bradford White brand.

    I only paid $750.00 for a 50 gallon Electric RUUD Heater to be installed.... You did get bent over.

    Damn, you could have purchased a tankless, demand water heater for that kind of money. Endless hot water! I'm very happy with mine.

    Yep tankless, especially with gas is the way to go. I am surprised they dont make you have a pan under the water heater, even if it is in the garage.

    I'm sorry but you got bent over hard.. And I believe it's code to have a pan with a drain to the outside under the hot water heater in California.

    no as to code you are wrong they now must have a PVC pipe from the over pressure valve leading to outside the structure instead of a pan and drain pipe. ( I have no idea why they made the change)

    As to tankless vs water heater. this is earthquake country. The 1989 7.1 magnitude Loma Prieta earthquakes epicenter was just over a mile from my house. For ten days we had no Gas, Electricity or Potable water. Except that I had a water heater filled with 50 gallons of potable water strapped upright to my wall and two weeks of canned and dry goods foods to eat plus a camp stove to cook on. As for cost of a tankless, code requires it be on an outside wall. we would have had to pay to run new gas, water and electric to it, plus pay for building permits, plans and then wait on a building inspector vs replace in kind with no governmental BS and less cost. We ran the numbers with my friend that does commercial plumbing installs. He came up with a figure that indicated it would cost us over an extra $1000 to switch to tankless. we passed

    Well TG looks like you got a really professional job done there and I know the codes and everything can be very complex depending on where you're living. Hey Mike you got me intrigued on the tankless systems. I have 2 50 gallon electric water heaters. Gas is not an option for me. The water heaters are about 13 years old and are probably going to be going down soon. I'm interesting to know if what you think about pricing as far as a monthly utility bills. Is the tankless more or less expensive or is it just only less expensive if you have gas.I am not worried about install costs only utility cost going forward.

    When a hot water tank is installed here a pan and drain to the outside with the overflow run into the pan is what they require. Plus the hot water side requires an expansion tank. I cant for the life of me remember if that was all water heaters or just commercial? It may have depended on size because I've had to put them in residential also. Those tankless can run on up there on cost if your not careful. In Michigan you can install then inside with the proper venting. I installed one in the laundry room where there was connections to all three of the needs,water,gas and electric juntion were already run. then just plugged in the new dryer to 220. I was able to buy all the pipe pre cut at lowes. Already had the vent from the gas dryer.

    Does anyone install new solar collector water heating in Arizona these days, Phil, or was that just a passing fad a few years ago, which did not work out? That method always intrigued me for a desert clime.

    Not sure if we are talking the same system but on my previous house I had a system that would circulate water up to a panel on the roof that had a couple sheets of heavy mylar type fabric. The water would circulate through pipes that looked like a radiator and then back into the water heater. The system worked great the entire 12 years I owned the house. I turned the water heater off in the summer and only had the circulating pump running. If we were headed for a real long cold spell I'd turn the power to the heater back on but I don't think it ever was needed.

    I don't see the system in wide spread use any more.

    That is exactly the relatively simple and seemingly elegant system I remember. I wonder why it is falling out of favor in the area it is made for?
